Sobha City Sector 108 Kitchen Planning Guide

For Sobha City, a safe modular-kitchen plan starts by matching the owner’s exact project phase, then verifying handover evidence, current fit-out access and finished-site dimensions. WoodAge is a Gurugram-based custom furniture manufacturer founded in 2003; this guide is a planning resource, not proof that WoodAge has completed work in this project.

Evidence boundary - verified 28 July 2026: An HRERA registration, extension, amendment, completion date or projected OC/CC does not by itself prove possession, keys, utilities, snag closure or permission to start interiors. WoodAge does not claim a project or client relationship with Sobha City.

Official evidence for Sobha City

Record/phaseOfficial referenceStatus shown by official sourceDate type shown
Phase 1 Part 1RERA-GRG-368-2019; 86 of 2017Approved; registry exposes an OC/CC/PCC research linkRegistration through 30 October 2021
Phase 6RERA-GRG-1152-2022; GGM/620/352/2022/95Approved; certificate uploadedProject completion date 31 December 2028

How to interpret it: Sobha City has separately registered phases. Neither the earlier phase record nor Phase 6 date can be transferred to an owner’s tower without matching documents. An exposed certificate link is a research pointer, not proof that a specific flat has keys or is fit-out ready. Open the official HRERA source. The downloadable WoodAge Gurugram project-phase watchlist and its methodology preserve the source/date boundary.

Five evidence stages before factory production

StageWhat the owner can safely doWhat must remain open
Project record onlyList storage needs, appliance categories, finish preferences and budget structurePossession, access, final layout and production date
Applicable OC/CC/PCC or handover evidenceMatch the certificate/letter to phase, tower and unitFinished dimensions and snag-dependent work
Keys and current management circularConfirm contractor documents, lift route, unloading, work hours and waste rulesCabinet sizes until site survey
Physical site measurementRecord walls, levels, openings, plumbing, electrical load/points, exhaust route and appliance clearancesProduction until drawings/BOQ are signed
Signed drawings and BOQRelease named materials, thicknesses, finishes, hardware lines, quantities, inclusions and exclusionsAny variation not approved in writing

A marketing plan or sale-agreement drawing can start a concept. It should not release cabinet cutting because plaster, tiles, shafts, counters and service points can change usable dimensions.

Project and locality context

Project: Sobha City Location: Sector 108, Gurugram Corridor: Dwarka Expressway

Sector 108 sits on the Dwarka Expressway corridor. For a site visit, record the exact tower entry, service-lift route and permissible unloading point from the current management circular; do not reuse logistics from another Sector 108 society. WoodAge’s Dwarka Expressway modular kitchen page explains the wider service context where relevant; it does not replace project documents.

Project facts to re-check (21 August 2026)

WoodAge does not claim a completed project at Sobha City. The following dated facts are planning references only; re-confirm the phase, floor plan, MEP points, management rules, lift slots and work hours before design or dispatch.

Dated factPrimary sourceKitchen-planning implication
Sobha City is identified in Sector 108, Gurugram.Sobha City official pageWrite Sector 108, tower and phase on the survey sheet; do not use locality as a unit plan.
The current official page describes a 39-acre development.Sobha City official pageUse the exact tower/phase when asking for access or service logistics.
The same page describes 8.5 acres of open/green space and a one-acre lakelet.Sobha City official pageThese are site-context facts, not evidence of a kitchen wall, shaft or exhaust route.
The current page lists 14 towers and 1,100+ families.Sobha City official pageMatch any owner document to the tower; do not transfer a neighbouring stack’s measurements.
Current residence marketing lists 3.5- and 4-bedroom homes and says possession is from 2028.Sobha City official pageTreat the configuration and date as marketing references until the owner’s phase record and handover evidence are checked.
HRERA lists separate Sobha City phase records, including Phase 6 with RERA-GRG-1152-2022 / GGM/620/352/2022/95.HRERA project recordKeep Phase 1 and Phase 6 evidence separate when deciding whether measurement or fit-out access is possible.

Sobha City phase-to-kitchen handover ledger

Sobha’s current project page and its NCR profile expose a phase/document distinction that a kitchen brief should preserve. The project page describes the current Vista launch separately from the earlier sold towers, while the NCR profile reports a different completed-tower/home count. Keep these as dated source statements; do not merge them into one unit or possession claim.

Field to freezeWhat the official record says or leaves openKitchen decision before production
Project identitySobha City’s project page names Sector 108, Gurugram and describes a Vista phase; Sobha’s NCR profile describes the wider 39-acre township.Put the exact phase, tower and unit number on the BOQ rather than using “Sobha City” alone.
Count boundaryThe project page says 14 towers and 1,100+ families for the earlier description; the NCR profile says 20 towers and 1,548 homes sold.Treat the counts as page/phase context, not as evidence that a particular tower has the same plan or access route.
Registration setThe project page lists separate RERA registrations, including the 2022 record for D1–D4, Z1 and Z2.Attach the matching registration and tower/stack document to the survey packet.
ConfigurationThe current page lists 3.5- and 4-bedroom residences, while the older unit record may differ.Request the signed plan for the owner’s configuration; never scale a marketing image into cabinet dimensions.
Status/date typeThe current page says the Vista phase is expected to begin possession from 2028.Label this as developer-stated planning context; it is not proof of keys, live utilities or a survey appointment.
Access ownerNeither project marketing page establishes a current goods-lift slot, unloading point or work-hour rule.Obtain the latest management/facility circular and record its issue date before dispatch.
Design implicationOpen space, lakelet and township scale describe the site, not the kitchen wall, shaft or exhaust permission.Measure thresholds, shafts, finished levels and duct route in the exact unit before freezing tall units.

Source boundary: the linked Sobha pages support project/phase context only. Agreement, RERA phase, dated management instructions and on-site measurements remain the controlling evidence for a kitchen BOQ.

Sobha City questions before a kitchen layout

Question to answerEvidence to collectWhy it changes the design
Is the flat in the earlier phase or the current Vista/Phase 6 reference?Allotment, RERA phase and tower/stack identifierSeparates the applicable floor plan and status record.
Does the official unit plan show a 3.5- or 4-bedroom kitchen, and which wall is the service spine?Latest signed plan plus measured wall elevationsPrevents importing a different phase’s cabinet run or shaft position.
Which tower entry, lift and unloading point is approved for the exact unit?Dated management/facility circular and lift booking processDetermines panel lengths, packaging and installation sequence.
Are the lake/open-space-facing windows, balcony threshold and exhaust path clear of the proposed tall units?Window sill, threshold, duct and electrical photographsProtects daylight, drainage, ventilation and appliance clearance.

Site-measurement sheet for this kitchen

Measure and photograph each item against a numbered wall/elevation:

Measurement/evidenceWhy it changes the kitchen
Finished wall-to-wall width at floor, counter and wall-unit heightReveals taper and prevents relying on one width
Floor and wall level/plumbDetermines fillers, scribes and counter support
Door/window/opening size and swingProtects shutters, drawers and circulation
Sink inlet, waste and floor-trap positionControls wet-zone cabinet and maintenance access
Hob/chimney position and exhaust routeControls wall units, duct path and service clearance
Electrical points, circuit/load information and DB routeAppliance requirements must be checked by a qualified electrician
Appliance model sheetsCut-outs and ventilation differ by exact model
Counter/backsplash conditionDecides whether work is cabinet-only or includes counter/civil scope
Existing carcass moisture, swelling, sag and fixing conditionSupports retain/repair/replace decisions
Lift, doorway and material route dimensionsPrevents transport/installation assumptions

Do not publish or quote a project-wide kitchen size from one unit. Tower, stack, unit revision and site finish can differ.

Material and finish evidence to attach to the BOQ

Use the room and failure mode, not a society name, to choose materials:

  • For board products, record brand, product line, thickness, relevant IS/ISI/CML marking where applicable, invoice description and wet/dry-zone use. The BWP plywood vs HDHMR vs MDF guide explains what the standards do and do not establish.
  • For laminate, acrylic, PU or veneer, name the substrate, finish/product code, edge process, cleaning limits, repair route and written warranty. See the kitchen finish comparison.
  • For hinges, slides and lift systems, list the manufacturer, exact product line, quantity and load/use class instead of writing only “premium hardware”.
  • For appliances, attach the final manufacturer drawing before closing cabinet dimensions.

There is no honest universal installed lifespan for a Sobha City kitchen. Water exposure, workmanship, edge protection, loading, maintenance and product-specific warranties vary.

Existing kitchen: retain, repair or replace

If a kitchen already exists, decide cabinet by cabinet:

  1. Retain only when the carcass is dry, square, well fixed and compatible with the intended hardware/finish.
  2. Repair when damage is isolated and a written repair scope can restore the edge, back, hinge plate or shelf without hiding moisture damage.
  3. Replace when swelling, delamination, persistent leakage, sagging, failed fixings or a fundamentally incompatible layout makes retention unreliable.

Photograph rejected components and state the decision in the BOQ. Project age or brand is not a substitute for inspection.

Society access and logistics

Ask the current management/RWA/facility team for a dated written circular. Confirm contractor registration, identity documents, insurance if required, refundable/non-refundable charges, work hours, noisy-work limits, lift booking/protection, unloading point, debris route and restrictions on plumbing/electrical/structural work. This page asserts no Sobha City NOC duration, deposit or working window because these can change.

When should planning and production start?

  • Before handover: finalise needs, evidence standards, appliance shortlist and a comparable BOQ format.
  • After owner-specific handover/access: inspect services, snags and any existing cabinets; obtain the current management circular.
  • After finished-site measurement: create elevations and service coordination drawings.
  • After written approval: release production against a versioned drawing set and BOQ.

For quote comparison, use WoodAge’s modular kitchen quotation guide so exclusions do not masquerade as savings.

Questions owners ask

Which Sobha City phase should my kitchen plan use?

Use the project ID on the allotment/agreement record and match the tower to that phase. Do not use Phase 1 documents for Phase 6, or the reverse.

Can WoodAge confirm my possession or society rules?

No. Confirm possession/handover with the developer and owner documents, official status with HRERA, and current fit-out rules with project management/RWA. WoodAge can use those documents for cabinetry planning.

Can a kitchen be quoted from the floor plan alone?

A plan can support a provisional scope. A production BOQ needs finished-site measurements, service positions, appliance models and access constraints. Label any pre-measurement amount as an estimate with inclusions/exclusions.

Does this page prove WoodAge has clients in Sobha City?

No. The page targets a project-specific planning query and cites public records. A WoodAge relationship would require permission-cleared first-party evidence and is not claimed here.

What should I bring to a WoodAge planning discussion?

Bring the agreement/allotment page showing the project ID and phase, tower/unit reference, applicable handover/certificate documents, dimensioned plan, current fit-out circular, site photos, appliance shortlist and any existing-kitchen inspection notes.
